As you probably already know, there is a first-time home buyer tax credit out there for qualified home purchases in 2009.  This is not a tax deduction, but rather a pure tax credit - you are credited the $8,000 (or less depending on the price of the home) after you calculate the taxes owed or the tax refund to which you are entitled.

This tax credit:

  • Is for 10% of the purchase price up to $8,000
  • Only available to first time home buyers (those that have not owned a home in the last three years)
  • Does not have to be repaid (must stay in home minimum of 3 years)
  • Income limits of $75,000 for individual taxpayers, $150,000 for married taxpayers (partial credits are available)
  • Expires Dec. 1, 2009 - meaning you must CLOSE on the home by November 30, 2009
  • Allows tax credit home buyers to participate in the mortgage revenue bond program (in Illinois, this is referred to as the I-Loan program)

MARCH: The Capital Area Association of Realtors preliminary home sale statistics for Mar of ‘09 reveal a 13.4% increase in residential transactions with 288 sold and closed as compared to 254 in ‘08. The average sale price of an existing single family home in Mar of ‘09 was $126,500 reflecting a 1.9% decrease from the Mar ‘08 price of $128,900. The median sale price in Mar ‘09 of $115,750 reflects an increase of 9.4% over the $105,750 median sale price in Mar ‘08. Sale pendings in Mar ‘09 were 404 reflecting a 1.2% decrease from the 409 sale pendings in Mar ‘08. Listings were down 11.8% with 463 new listings in Mar ‘09 as compared to 525 in Mar ‘08. Total dollar volume of homes sold in Mar ‘09 of $36.4 million yielded a 11.3% increase over Mar ‘08 dollar volume of $32.7 million.


YTD THROUGH MARCH ‘09: There were 648 home sales YTD through Mar ‘09, reflecting a 3.3% decrease from the 670 home sales through YTD Mar ‘08. For YTD through Mar ‘09 the average sale price was $121,200 reflecting a 1.4% decrease from the YTD through Mar ‘08 price of $122,800. The total dollar volume of property sold YTD through Mar ‘09 of $78.5 million, reflected a 4.6% decrease from the YTD through Mar ‘08 dollar volume of $82.3 million.
