Prior to listing your home, I will perform a consultation with quick, easy and inexpensive things you can do to help your home sell faster.

Here are some of the tips:

--> Curb Appeal: A well-manicured lawn and neatly trimmed shrubs and landscaping will welcome prospective buyers into your home. If you're selling during the warmer months, planting flowers can add a nice touch to the overall look of your home.

--> Remove the Clutter: Pack up unnecessary items around the house and neatly organize them in a basement or attic storage area. If you don't have available storage, ask a relative or storage facility to keep your items during the sale of your home. Removing clutter from a home can give it more of an open and clean feel.

--> Neutral over Bold: Paint rooms in a neutral color that complements the existing wood trim and flooring. Buyers are more likely to see the home as "move-in ready" if there are neutral colors throughout. If possible, eliminate any taste-specific wallpaper as well.

--> Storage Sells: Prospective home buyers are always looking for storage. Clean up and organize all closets, basement areas and garages to maximize your home's storage capabilities.

--> Clean, Clean, Clean: Polish wood, dust, vacuum and clean the two most important rooms of your home: the kitchen and the bathroom. Nothing turns a buyer off more than a sink of dirty dishes or a shower with mildew. Set time aside each week to clean your home...it makes a difference.

--> Let there be light: Prior to a scheduled showing or open house, draw back window curtains and open blinds to maximize natural light coming into the home. Also, turning on lights and lamps around the house will create a more cozy and home-like feel for potential buyers.

--> Not so personal: If possible, minimize the number of personal photographs and items around your house. You don't have to take every picture down, but if the house has fewer personal items, prospective buyers will more easily see themselves making a home there. Also, clear off all artwork and magnets off the refrigerator in the kitchen...it makes a huge difference.

--> Animal House: If you know of a scheduled showing or open house, put pets such as cats and dogs in a secure room, basement or garage. I will inform all other agents and prospective buyers of the pets and where they will be during their tour of the home.
